A Lighting Contractor Who Starts With the House
We are Lighting Contractor Rensselaer, and permanent exterior lighting is the work we do. We came to it after seeing how many holiday strings and quick installs failed for the same reasons: clips fastened into soft wood, extension cords run across a lawn, power supplies left where meltwater pools. Our way of working is simple. Figure out what is really there before deciding what to put on it.
That means a slower first visit and a faster, cleaner install. It also means you hear straight answers, including when the trim needs repair first or when a smaller layout will do the job. We would rather install a system once and have it run year-round than come back to fix something we should have caught.

Permanent Exterior Lighting, Built Around Your Roofline
What we do is install permanent lighting: slim LED runs set in a low track beneath the roof edge, connected to a weather-sealed power supply and a controller you run from your phone. We match the track to your trim, so by day it blends into the house. After dark, pick warm white for curb appeal every night, team colors for game day or a December holiday pattern, with no ladder involved. You can find how we handle each house, from mounting points to power runs, on our Permanent Exterior Lighting Installation page.

Permanent Lighting
App-controlled LED lighting mounted in a low-profile track along your roofline, planned around your power source and Wi-Fi so it works year-round.

Exterior Soft Wash
Low-pressure cleaning for siding, trim and soffits, with the chemistry chosen after we identify what is actually growing or staining your home exterior.
Roof Treatments
We identify what is growing on your roof, then apply a low-pressure treatment matched to it so streaks and moss fade without scraping your shingles.
Gutter Clearing
Hand-cleared gutters, flushed downspouts and a photo report on pitch, hangers and outlets, so you know whether the overflow was debris or something else.
Window Washing
Exterior glass, frames, sills and screens washed with the right method for what is actually on the glass, from pollen film to mineral spotting.
Walkway & Paver Cleaning
Walkways, steps, pavers and concrete pads cleaned with a method matched to the actual stain, whether it is algae, rust, oil or mineral bloom.
Towns We Install In
Our crew puts up permanent lighting across Rensselaer and the towns around it, east and west of the Hudson: Hampton Manor, East Greenbush, North Greenbush, Wynantskill, Troy, Albany, Roessleville, Loudonville, Watervliet and Menands. Houses here run from older colonials with wood trim to newer homes in vinyl siding, and we plan each mount to suit the house in front of us.

Why Homeowners Choose Us
Most problems with permanent lighting trace back to the planning, not the lights. A run that sags, a section that goes dark or a power supply that trips its outlet usually started with a guess about the trim or the circuit. We find those answers on site before we quote.
- We look before we price
- We check what the track will actually fasten to: wood fascia, aluminum-wrapped trim, vinyl soffit or the back edge of a gutter. Each takes a different mount and fastener, and choosing the wrong one is how runs loosen after a winter of ice and wind.
- Power planned, not improvised
- We find the outlet or circuit the system will use, confirm it is GFCI protected and decide where the power supply mounts so it stays dry and reachable. If the house needs electrical work before we can install, we tell you that up front instead of finding out on install day.
- Products backed for the long haul
- Every system we install carries a 10-year product warranty. We choose components rated for outdoor exposure because the lights stay up through summer heat and Capital Region winters alike.
- Five years of rooflines
- We have been in business 5 years, and that time on ladders and roof edges is where our survey checklist comes from. Rotted fascia hidden behind a gutter, old wiring at a porch light, a peak that needs its own mount: we look for them because we have found them before.
- Clear answers, no upselling
- If a smaller layout covering just the front gables gives you the look you want, we will say so. Your quote lists each run, its length and the controller, so you can see what you are paying for.
How a Job Runs, Start to Finish
Most of the important work happens before the first light goes up. Here is what to expect after you get in touch.
- 1
Give us a call
Let us know which areas of the house you would like lit and the look you have in mind. Then we pick a time to visit and see the house.
- 2
Survey at your home
Every run gets measured, and we check the fascia, soffit and gutters to see what the track will attach to. We find the power source, test the outlet and write down any trim repairs that should come first. Feel free to walk around with us and show us what matters most.
- 3
Layout and written quote
Your quote is itemized by run and length, with the power supply location and controller listed. Anything we found that should be handled first appears as its own line, along with why.
- 4
The install
We fasten the track, place the lights, connect each corner and peak, and weather-seal where the power comes in. Ladders and drop cloths stay off your plants, and we pick up offcuts and packaging before heading out.
- 5
App setup and handoff
We join the controller to your Wi-Fi, set up your first scenes and schedules, and show you how to adjust colors and timers in the app. By the end you know how to run everything yourself.

Common Questions About Permanent Lighting
- Will the lights show when they are off?
- Hardly at all. The track sits beneath the roof edge or tucked behind the gutter lip, in a color picked to blend with your trim. From the road it tends to read as part of the fascia, and you only really notice it once the lights are switched on.
- Could the install harm my trim or gutters?
- We only fasten into solid material, using hardware suited to it, and that is why the survey includes a check of your fascia and gutters. If any wood turns out soft or rotted, you hear about it before we install, not after we have mounted over it. Solid footing keeps the runs straight and leaves the trim undamaged.
- What happens to the lights in snow and ice?
- The track and LEDs are built to stay outdoors in every season, and their slim profile keeps them clear of most ice and snow. Power connections are sealed, and the power supply goes where meltwater cannot collect on it. Most winter failures come from weak mounting or open connections, and our planning is aimed at both.
- What electrical setup does the system need?
- In most cases a regular GFCI-protected outlet outside or in the garage is enough. At the survey we test the outlet you want to use and confirm it can carry the load. If a new outlet or circuit is needed first, we explain the reason before you agree to anything.
- How do I control the lights from my phone?
- The controller connects to your home Wi-Fi, and a phone app lets you pick colors, brightness, patterns and schedules. Keep warm white on each night, change to a holiday look for a week, and put any of it on a timer. Before we go, we build your first scenes and show you around the app.
- Is the system covered by a warranty?
- Yes, every system includes a 10-year product warranty. If you want to know how it covers a particular part, bring it up during your quote and we will explain it.
- How long will the install take?
- That comes down to how long the roofline is, how tall the house is and how many corners and peaks it has. A lot of homes are finished in one day, while bigger or steeper ones may need more time. Your quote includes a realistic schedule.
What Shapes the Price of Permanent Lighting
No two rooflines measure the same, so we price each system from the survey rather than a flat package. These are the things that move the number most. Your written quote shows each one.
Quotes are free and based on our on-site measurements. You get a written, line-item quote before any work is scheduled, and the price we quote is the price for the work listed.
- Linear feet of roofline
- The main driver is how much edge you want lit. Some homeowners light the full perimeter. Others light only the street-facing side, which can cost far less and still carry the curb appeal.
- Height and access
- A single-story ranch with an open driveway goes faster than a steep two-and-a-half-story house with a porch roof and landscaping below. Taller or tighter spots need more ladder setups and more time.
- Peaks, corners and breaks
- Every gable peak, inside corner and gap in the roofline needs a jumper or a separate run. A plain eave is simple. A Victorian front with several gables takes more parts and more labor.
- Mounting surface condition
- Sound fascia takes the track directly. Soft or rotted wood has to be addressed before anything fastens to it, and we point that out during the survey so it never shows up as a surprise.
- Power and controller setup
- An existing GFCI outlet near the roofline keeps things simple. Long runs back to a distant outlet, multiple zones or a second power supply for a large house add to the materials list.
