ServicesExterior Soft Wash

Exterior Soft Wash Service in Rensselaer, NY

Green film on the north wall, black streaks under the soffits, gray dullness on the trim. Each has a different cause. We identify what is on your siding first, then clean it at low pressure with the right mix, so the result lasts longer.

What a soft wash does and when it is the right call

A soft wash cleans your home exterior with a diluted cleaning solution and a low-pressure rinse, close to what a garden hose puts out. The solution does the work. It kills algae, mildew and mold at the root instead of blasting the surface and hoping the growth does not come back.

High pressure can force water behind vinyl laps, lift paint, etch soft wood and scar the face of older brick. Low pressure avoids that, which matters on painted clapboard, cedar shake, stucco and the vinyl that covers so many homes around Rensselaer.

It is the right call when the problem is organic growth or everyday grime. It is not always the answer. Chalky oxidation on faded vinyl or aluminum, rust from well water, or paint that is failing will not wash away, and we tell you that before any work starts.

What the work includes

Stain identification

We walk every side of the house and check what each mark is. Algae wipes off green, mildew smears gray-black, rust stays orange and oxidation leaves chalk on your fingers. That check decides the mix.

Matched cleaning solution

Most growth responds to a diluted sodium hypochlorite solution with a surfactant that helps it cling to vertical siding. Rust and mineral stains need a different product entirely, so we do not use one bucket for everything.

Plant and fixture protection

We soak shrubs and beds with clean water before and after application, and we cover outdoor outlets, light fixtures and dryer vents where spray could get in.

Low-pressure application and rinse

We apply from the bottom up so the solution does not streak clean areas, give it dwell time, then rinse top down. Soffits, fascia and trim are included with the siding.

Walkaround before we leave

We look over each wall with you and point out anything that did not lift, along with the reason it did not.

Signs your siding needs a soft wash

  • Green film on shaded walls

Algae grows where siding stays damp longest, usually the north side or a wall behind trees. Humid summers feed it fast.

  • Black specks or streaks

Mildew and mold show up as dark spots, often under eaves and around downspouts where moisture collects.

  • Dull, gray trim

Airborne dirt and pollen bond to painted trim over a season or two and flatten the color.

  • Spider webs and insect residue

Soffits and the area around porch lights collect webs and droppings that a rinse alone will not remove.

  • Growth returning after a hose-down

If the green comes back within weeks, the roots were never killed. A solution with proper dwell time reaches them.

How a soft wash day runs

  1. 1

Quote by phone and site check

You call, describe the house and what you are seeing, and we set a time to look at it. The quote is free and based on what we find on your walls.

  2. 2

    Prep

We close windows with you, move light furniture off the siding, wet down plantings and cover electrical openings.

  3. 3

    Treat and dwell

The solution goes on at low pressure and sits long enough to break down the growth. Heavy algae on a shaded wall may get a second pass.

  4. 4

    Rinse and review

We rinse siding, trim and plants thoroughly, then walk the house with you. Most single-family homes are finished the same visit.

What moves the price

We price after seeing the house, because two homes of the same size can need very different work. The quote lists what we will clean and what product we plan to use. If a stain is not something washing will fix, it stays off the quote.

Size and height
Total wall area matters, and so does height. A two-story colonial with a tall gable takes more setup and reach than a ranch.
Type of buildup
Light pollen and dirt clean quickly. Years of algae on a shaded wall need more solution and longer dwell, sometimes two applications.
Siding material
Vinyl, painted wood, cedar, stucco and brick each take a different mix strength and rinse approach.
Access and landscaping
Dense plantings against the foundation, decks and steep grades take extra protection and time to work around.

Soft wash questions

Something not covered here? (518) 535-7833

Will the cleaning solution hurt my plants?

Not when it is diluted and handled correctly. We saturate plantings with clean water before we start so they absorb water instead of solution, and we rinse them again afterward. Very delicate plants can be covered for the job.

How long will my siding stay clean?

Because the solution kills growth at the root, results typically last much longer than a rinse. How long depends on shade, nearby trees and moisture. A wall that never sees sun will regrow sooner than one that does.

Can you get rid of the chalky film on my old siding?

That chalk is oxidation, the surface of the vinyl or paint breaking down from sun exposure. Washing can lighten it, but it cannot restore the original finish. We will tell you that during the site check rather than sell you a wash that disappoints.

Do I need to be home?

It helps to be there at the start so we can confirm windows are closed and talk through any problem spots. We need access to an outdoor water spigot. You do not need to stay for the whole job.

Does a soft wash clean the roof too?

This service covers siding, trim, soffits and fascia. Streaks and growth on shingles are handled through our separate roof treatments service, which uses its own products and process.
